Diversity is not automatically generated. The game has a high preference for 4x4 assets. If you paint a large area green the game will try to spawn as many 4x4 residences in there as it can. I advise painting smaller, isolated areas of various sizes, such as 1x2, 2x3, 3x4, 2x2, etc. When buildings grow you can add props (fences, shrubs, trees, etc.) to create "yards" or you can fill in any empty zones next to the buildings for a more dense neighborhood look. Also, each growable asset has various levels. You need to allow them to level-up, and they will change appearance (unless you make the building historical, in which case it will level up but will not change appearance).
