So I have not yet finished the game, mostly because I keep failing.
But I really struggled at most parts and well, here to help with what I've figured out

💠Good Ending:
Save all 7 persons where you have to decide.
4 of them with "ball decisions"
And the other three are:
⭕ The fugitive in the police car
⭕ The one at the sawmill
⭕ The woman in the mail truck near the church.

💠Bad Ending!
Here you have to save 6 persons
EXCEPT the woman in the mail truck near the church.
Just ignore her and enter the church directly.

💠Nightmare Ending!
It's the complete opposite version of the Good Ending.
Just kill/condemn all 7 persons
INCLUDING:
⭕ The fugitive in the police car
⭕ The one at the sawmill
⭕ The woman in the mail truck near the church.

It might be possible that there are still some alternate routes to do the bad ending like I have seen in the Steam forums!

A cinematic plays and you receive a text to meet up with someone.

The last cut scene ended with someone telling you to meet you at a mote and the key to the door is under the mat. But doesn't tell you in what room she is in.
Go in and investigate for clues at reception

Once you've looked at everything inside, leave to have someone steal your car and run after them

To achieve the good ending:

Give him the keys
BUT quickly follow the light to open the door or else he drives away and you're in the dark


To achieve the Nightmare ending:

Go to the gas cannister andlight it up first, do not talk to him
