There was a lot of discussion posts and good chunk didn't have the actual information. This guide was a mix of reading those discussions and trying different options to unlock this ending.

Once you finish the game and you hopefully got the ending without the crowded public station, Walk slightly towards the hallway that holds the person poster & the 2 cat posters. See the tall man move closer slightly till he roars.

The Hard Part you need to run back towards the emergency exit door and wait till he gets close to you. I would say around the area of him hitting the telephones. Run towards the exit that by the cat posters it should be open at that point.

There isn't any noticeable noise that states the exit door is open from what I can tell it truly is hoping you got him close enough to the emergency door.
