Works very well with low densitity residential areas!
You can use the central area, near the "plaza" to put services like clinics, fire dep, university, etc.

Easy to put more than one together. (see the screenshot)
-Pay attention to the intersections. Putting more than one grid together changing the postions improve the efficiency of pedestrian path! (visible in the screenshot)
