WARNING!
This guide is NOT spoilerfree when it comes to the actual progression of the game, though I will try and probably succeed to keep the story-related spoilers to a minimum. Though, since you're reading a collectibles guide I'm not sure what you were expecting. ;)

Now without further ado...
Items
0. Alarm Clock
Start a game. Congratulations! You now have the alarm clock!
[FOR SAVES BEFORE PATCH 1.2] You might need to edit the save files to make this one trigger. Unfortunately it looks like the patch fixed things only for new players.

1. Coin
Since the ability to flip a coin can be immensely useful at times, the coin is available right from the start, in the middle of the circle of cubes in the dream hub.

2. Map
Once you've entered the first portal (on the left side of the dream hub), head forward until you get to some benches and a nice viewpoint on the Hollow. To the left of those benches is an informative sign with a map on it. You'll probably be incredibly confused using this map in the desert, but it'll be useful later on (which I'll not cover in this guide).

3. Torch
Going left from the starting point at Act 1 you'll come across a few crossroads. Keep going left and you'll find a pond. In it, you will find the Torch, apparently waterproof.

4. Strange Sphere
This item is found in the gardens side-dream of Act 1. You need this to progress, just look for a toppled lawn mower in the far right corner.

5. Compass
You'll find this item lying on the boss' desk in the first room to your left as you enter floor 2's right wing.

6. Power Stone
As soon as you enter the basement, the Power Stone will be staring you in the face.

7. ViewMaster
This item is found in Act 3, beyond the first bridge, in the sand on one of the little beach sections. It's also right next to the "Beach" bubble.

8. Telescope
Once you finish the M.C. Escher side-dream, this item will be lying around on a crate next to the ending portal.

9. Black Cube
Once you've gone hunting for easter eggs, you'll find this cube on a pedestal in the easter side dream.

To get to this side-dream, you'll have to correct a picture in Howard's house.

Once you have, go to the third bridge in Act 3, you'll find the portal through one of the houses on the right.

10. Teleporter
Once you've solved the staff puzzle to get to the fourth bridge, head back to the reception. Use the (random) code on the safe to get the Teleporter.
Vinyl records
Act 1: Vinyl 1
This vinyl is found in the gardens. It's simply achieved by completing the light puzzle.

Act 1: Vinyl 2
This vinyl is located in the maze side-dream in Act 1. At the first crossroads, go straight forward. Follow the path to your immediate right until you find a T-junction. Head left. It will seem like a dead end, but you'll find the vinyl against the bars that appear when you reach the far wall and try to go back. You can free yourself from your prison by heading back and forth.

Act 2: Vinyl 1
You'll find this vinyl in the rollercoaster side-dream. Simply enjoy the ride, and the vinyl will be in the Dream hub waiting for you. (Unfortunately, this one appears to have been broken in one of the patches. You -may- need to pull some save file magic to get this one.)

Now, this isn't really by the book, but unfortunately there seems to be no way to get the vinyl in a legitimate way. Therefore, I recommend you do everything else before getting this one.
To get this vinyl to unlock, go to the Dream directory (usually this is <Drive letter>:\Program Files(x86)\Steam\steamapps\common\Dream\ or <Drive letter>:\SteamLibrary\steamapps\common\Dream\). Look inside the Saves folder. You'll see a ton of .DreamVG files. Now, check the file sizes. You'll see files of 17 bytes and 56 bytes. In essence, 17 bytes means "False", and 56 bytes means "True", telling the game what you have or have not done.
You want the file "foundRecord2.DreamVG" to be a 56 bytes file. For this, just pick a file with 56 bytes (there's files in that folder that change to 56 bytes by just opening a door or leaving the lights on in your apartment), copy it, and rename it to foundRecord2.DreamVG (Delete the original foundRecord2 first so it doesn't cause any fuss when renaming).
Once you've done this, simply launch the game, go to the vinyl stand, and activate it. This should trigger the achievement, if you have every other one. If it doesn't, try triggering some of the save files by switching lights on and off, finishing nightmares again, or interacting with doors.


Act 2: Vinyl 2
This one is easily missable, as it blends in with the colour palette.
In the M.C. Escher side-dream (the one with the crazy stairs), You'll want to progress until you come up from in between two staircases like shown in the image. The staircase railings will require you to turn left, just keep going in that direction.
Duck under the sideways stairs to find the vinyl placed against one of the windows.

Act 3: Vinyl 1
This vinyl is found in the easter side-dream, pitched against a worn down stone wall, right next to the fence gate.

Act 3: Vinyl 2
In the Hospital side-dream, don't immediately go up to the bed at the end of all the corridors. Look to your right as you enter the room, the vinyl waits to be picked up in the rocking chair.
(To get to this side-dream, use the teleporter in Act 3 until you're in front of a portal you can't get to on foot.)
Dream Bible pages
Because I'm a navigational mess, you may need to unnecessarily backtrack at some points in this guide if you follow it step by step, especially in Act 1. Sorry!

Act 1:

1. Desert
From the start, go up to the benches on the hill that's straight ahead. Behind the rock to the right of those benches is a little path that leads to this page.

2. Grave
Go back to the start, and head right. Take the first left (don't go into the ominous doorway), then the first right again. You'll be in a graveyard. Look at the far left of the graves, you'll see the Grave page on top of some rocks, so jump on top and grab it. Feel free to finish the side-dream first here if you solve the graveyard puzzle, as it gets you back to the start again.

3. Arcade
Back at the start of the desert, head left, then once you see TV's, look to your left. Page get.

4. Smoke
The closest page to the Media Center is this one, but you can pick it up as you're continuing the story, or, if you're feeling like taking on a challenge, get it while there's smoke in the maze. From the media center, head down the left path as you exit (moving away from the start), then look to your right for an ominous doorway. Head in there. Now, you want to follow these directions closely, as it can be very easy to get lost in here. From the staircase, head left, then immediately right, then immediately left again, right again, then take the first right, ignoring the passageways on the left. The page is right in front of you behind some rocks. In the case you do lose your way in this labyrinth, This guide will give you a map of the area.

5. Candle
Back on the surface from the rock maze, continue your way to the right. You'll want to take the right path, though the left leads to an oasis with the torch. You'll instantly see a cave entrance to your left. Once inside, head right, then follow the path, but don't exit the cave. You should come across the page.

6. Reading
From the previous page, turn around and head left. You'll see another maze entrance in front of you, but rather than going inside (which you can't), look to your right.

7. Cliff
When back outside the cave, continue the path you were following and keep left until you find a broken fence. Don't just jump down, have a look to the right beyond the fence, you should be able to see the page floating around.

8. Cave
Jumping down from the Cliff page, head into the hollow on your left. You'll pass by the side-dream and end up at a crossroads just outside. You want to take the path forward, but keep looking to your left. You'll see an easily-missed passage leading into a cave. On your left as you enter will be the page.

9. Computers
This one you can only get to right after beating (or skipping) the light maze. Once the computer platform has been raised, check for one of the walkways extending and retracting automatically. That's the one you want to cross to get to the page shown in the screenshot.

10. Snow
Before you enter Nightmare 1, head back to the Candle cave. Right at the entrance will be the final page for this Act.
Getting this one to appear requires re-entering the Act! I'd recommend doing this BEFORE you enter Nightmare 1, because you'll have to re-do the nightmare if you don't and you want the ending.


Act 2:
For this act, I'll sometimes mention "wings" of the office building, mostly used to specify the staircase you should take. You'll know which direction to go if you stand in the main rooms, and face AWAY from the elevator. From that point, left wing is left, right wing is right.

1. Stairs
Once you start the level, keep left and head through the door. Follow the way to a bunch of crates, go all the way to the end, open the large door, and you'll be at a staircase. The page is right there.

2. Elevator
This one is floating right in front of the lift on the second floor. You can't miss it.

3. Toilet
Once you get to floor 2, enter the ladies' toilets, and check the last stall for this page.

4. Office
Again on floor 2, head left from the main staircase, then enter the first room on your right. Look to your right for this page.

5. Windows
This one might be tough to find on your first playthrough. The first floor has a part that cannot be reached from the main staircase. You have to find the left wing's staircase (or go to where you found the "Stairs" bubble), then go to the first floor, and find an open grate in a large room to your right as you enter (It's in the far corner of the room). Go through the grate (ctrl to crouch, by default.), exit the room you stand in, you should now be on the other side of a barricaded door. Look at the first door on your right, the page floats behind the table.

6. Kitchen
From the second floor, head straight to the right wing's staircase. Right before you get there, there's a break room. Look between the round tables for this page.

7. Pipes
At the top floor on the right wing's staircase, you'll find this page. You can only enter this staircase on floor 1 and 2.

8. Storage
Once you arrive on the third floor, head to the right wing's staircase. You'll immediately find a bunch of pipes blocking your way. Go through the room to your right, and exit it via the other door to get around it. Follow the path to find another pipe blockade. Turn right into the storage room, and you'll find the page behind some shelves to your right.

9. Laboratory
Once back in the main room for floor 3, follow the pipes into the laboratory, where you'll find this page.

10. Basement
This page is invisible until you solve all of the laboratory puzzles. You'll find it right in front of the third floor's elevator as you return.
Dream Bible Pages, Part 2
Act 3:
Almost there! This area is very easy to find secrets in due to just how organised it is. Good thing you won't have to search every single bungalow.

1. Ocean
This one is easy. Right as you start, head straight into the house with the computer. The scrap is literally next to it.

2. Resort
Past the first bridge, at house #14. How nice of the resort's staff to number houses.

3. Bar
Another easy bubble, this one is located in the actual bar.

4. Beach
This scrap is located in one of the stalls on the furthest beach island from the bar.

5. Food
After passing the second bridge, head directly into the house at the back, with the whiteboard. You'll find the page there.

6. Church
Once you've activated the third bridge, head straight down the path into an open church-type area. This scrap is right behind the altar.

7. Pier
To the left of the altar (when looking away from the bridge), there is a long pier with wooden crates all over it. There's a staircase down at the end, which is also where the scrap is located.

8. Staff
This scrap is located right in the middle of the staff housing past the third bridge.

9. Stars
You'll find this scrap directly beyond the fourth bridge.

10. Writing
As soon as you find the previous scrap, head into the left house, and you'll find it immediately.

Thanks a lot for the guide! Also for the "popped" files trick in the comments, a couple were still at 17 bytes and were indeed the missing ones. Thankfully they remain even if the desert turns into snow, so no need to restart the whole game again.

All save files saying "popped" are 56 bytes, but that "Researcher" achievement won't ever unlock!!

RyanThoughtCriminal: The 'Collector' achievement was deleted by the developer to make a 100% possible. You aren't getting it, because it does not exist anymore.
It looks like you're missing Researcher, which is for all of the dream bible pages (vinyls shouldn't be required here), as well as both achievements for best and worst outcome, for which you can check this guide here: https://steamhost.cn/steamcommunity_com/sharedfiles/filedetails/?id=934968010

I did the file manipulation instructions for vinyl record #2, did the tricks with lights & doors, and have redone all nightmares. Still no achievement for vinyl records triggering, even when I click the record on its stand. This is pissing me off.

yes there are more type of this game i like it , but really i didn't liked the buggy things and edit savefiles to get it work

Have you noticed the warning part about the saves before patch 1.2? Maybe this is your "issue".
