Upon wanting to create your colony, claim the area first. Then, you can start your own house if it's going to be your first base. It must be perfect.

Every colonist needs a home. You can build it for them. They must approve it.
Once you have an obsidian mining cell, you can build a well.
Houses can be in shops, and the types are:
-General Store
-Blacksmith
-Tavern (See below)
-Potion Shop
-Bar (Part of Tavern and Bazaar)
-Item Shop
-Armory
Each colony needs a tavern as a social hangout. They can be used as potion shops at the same time.
All farms in a colony can be next to a house. Feel free to build one for colonists.
A series of shops can be in colonies. Can contain the following exterior:
-Potion Shop
-Bar
-Item Shop

Once you have a mailbox, fellow colonists will send you mail and gifts.
Weapons cannot be stored, unless needed.

Also, don't send bad gifts to others, which can harm friendship.

Each bazaar is by the town square, and must be at least 10 feet wide in each direction.

Taverns can have bed rentals for the homeless colonists. It can cost the colony's currency or something else. There's no limit on how many rooms you can put in.

It is possible to friend your colonists on Steam. Just ask them nicely.

Even the landlord has to expand their colonies by claiming more areas. It gets harder as you go on, I'm reminding you.
