Managed to get a massive FPS Boost in general - Updated the water properties to make the map run much better than before. Framerate is solid and stable.

-Removed CS:GO - Replaced with LTR assets.
-Merged all the water brushes into a single one.
-Some windows are func_breakable now.
-Disabled toggleable switches (had to)

General cleanup of the map.....

[Build 100-b]

GENERAL:

-Adjusted the Fade In/Out distance for every single prop.
-All props fade at a longer distance than before. No longer pop in front of the player.
-Tweaked the distances which func_areaportal_windows render/stops to render interiors.
-Despawned the airboat because it was pointless to have and it loaded the sound_cache all times.
-Turned some func_brushes for stained glass to func_detail.
-Water texture matches the animation with the world reflection.
-Water texture scaled from 1.25 to 4.25

-Improved the NPC navigation:
-Added some info_node_hints in every doorway entrance.
-Added some triggers to make navigation easier for them.
-All sliding doors have a trigger for Players and NPCs.
-Disabled collisions on every prop_dynamic parented to a func_door_rotating because NPCs would get stuck with them.

DAY THEME:

-Baked shadows are a bit smoother and Dynamic shadows lighter

DUSK THEME:

-Dynamic shadows match the sun position.

LIGHTNING VERSION:

-Tweaked the color of lightning
-Decreased lightning intensity from 200000 to 185000
-Removed one layer of rain.

[BUILD 100-A] ... and hopefuly one of the last updates before the AI navigation and we're done for good.

GENERAL:

More optimizations.

*The caustics & waterfalls of bungalow pools are only enabled if a player is in the area, while before they were constantly shown
*Removed the carpet in the bedroom of the green stained/tile glass bungalow because it had incorrect lighting and I cound't find a way to fix it. Smfh Bless you Source.
*Turned off some lights
*Some texture matching & adjustments
*Disabled some shadows which were pointless to have
*Replaced all the remaining DEV textures with NODRAW
*Added some missing props in the new set of bungalows, lightswitches, aircon. bath etc.
*Added a missing support pillar which made the dock float in the air
*Tweaked the fade distance of some props including window frames & doors which were constantly being render in the old version

GENERAL:

These are techincal changes. Not visual but should help with the performance...
*Reworked all bungalows. Wooden trim details are now part of the structure, worldsolids. This is to reduce the use of func_detail
This fixes the visual glitch of the wood details mixing up with the walls when looked at a certain distance
*All bungalows & other buildings are "wrapped" inside of a hint brush, sort of containing them so that VVIS does not "spread" and create portals where there would be pointless to have
*The "dummy" bungalows (fake ones with no interior) are now made of worldsolids, they block visibility now for VVIS, should help with the performance aswell

*Added some missing stairs and a bit of texture variations
*Turned some lights off in some bungalows

[BUILD 98]

GENERAL:

*Added a new dock & set of huts/bungalows 3 of these have interiors and a copy of the big bungalow

*Added clipping in the jaccuzzies
*Added some more player start points
*Lowered the lightmap scale (actually means increased quality) in some of the bungalow balconies
*Palm Trees cast dynamic shadows (real time)
*Lowered the quality of the distant skybox buildings
*Removed a decorative skybox building that was duplicated
*Removed some pointless func_areaportals which were constantly open wasting CPU usage
*Swapped the old wardrobes/cabinets in the big bungalows for CS:GO ones which are better looking
*Restored the I-Ching symbol of the sculpture about the map info, it means "Kán" / "The Water"

DAY THEME:

*Tweaked the water texture
*Slightly increased the brightness of the light environment

DUSK THEME:

*Added a few lights that were missing in the big type of bungalows

[BUILD 93]

GENERAL:

*Reworked the Grass to Sand blending texture with a nice transition effect, doesn't fade

*Added a little bit of saturation to the HL2 sand texture and sharpened it
*Minor corrections in the displacements, hard to notice gaps have been sewed
*Some boring tech changes I've done in hammer related to the skybox

DAY THEME:

*The water texture scale has been increased from default 0.25 to 4.25

DUSK THEME:

*Water texture scale increased by the same numbers
*Lowered the sun (sprite) angles to -1

[BUILD 90]

(yes, skipped 89 because it was a DEV version before this one)

GENERAL:

*Massive redesign in the entire map.
*Decorations in the Skybox, moved the mountains, relocated the distant resorts.
*The whole ground is now made out of displacements, made some blending textures.
*Reworked all of the islands, they now act as if they were part of the sea floor.
*Lowered the sky/ceiling half of its original distance.

DAY THEME:

*Changed the default colors of the Sky.
*Tweaked the ambient lighting.
*Raised the light_envrioment, "sun light", pitch from -80 to -65

DUSK THEME:

*Added FOG
