You might almost say it's a...
top kek.
For example, the nav mesh for cstrike\maps\de_dust.bsp is stored in cstrike\maps\de_dust.nav. Source
I downloaded the .nav file from the description above and dropped it into my
`...\GarrysMod\garrysmod\maps\graphs' folder, upon loading the world i get "nodegraph out of date, rebuilding" and discovered AI cannot navigate the map
What am i doing wrong?
- Yes. You can either parkour there or use your own methods;
I've seen people build "bridges" with props found around the map, boosted their friends up and even "propsurfed" there. My favourite way is to create a "cannon" by glitching huge barrel in between the gate below, and then jumping on that barrel which will bounce the player away.
- Also yes, it's in my todo-list and will come at next update
Now that this problem is gone, I still have a few questions :
-Is it possible to access the roof in the 4th screenshot from the left (the one with the chimneys and fans) ?
-Could you add a menu icon for the map, please ?

To see where areaportals are located, type in console r_drawportals 1;
I strongly believe that minimap of yours might cause your game try to render outside of areaportal that you were in. Basicly that means your game is drawing both sides of areaportal. This is recognized as "leak" which pretty much can cause flickering and all other sort of bad stuff including very unoptimized world.
Removing "some" addons doesn't matter as far as you keep the bug causing addon on.
However, strangely, when I tried to record it with Fraps to show you, it somehow completly stop while recording at 30 fps, and recording at 60 fps made it flicker much much less.
It most likely is at your side, but I can't say if the problem is in your gmod settings, files or in gpu drivers. It also could be caused by hardware you're running.
Check console for any weird errors, and as before the google will be your friend.
Also make sure if there's any driver updates / bad beta-drivers / bad hardware.
If none of these help you can always disable all addons and delete custom content from Gmod / clean re-install it. Ofcourse I wouldn't recommend that unless you really want to do so.
I hope you get it fixed. If the problem STILL occurs you can add me in steam and link some screenshots / video about it and let's see what we can do about it.

But the map seem pretty good, all I need now is friends to see if it plays well on Hide & Seek.
These both added with nice lighting on textures and props (which some are my own) creates "realistic" looking ambience. Also the color scale happens to be near what CSGO uses in some maps, among with amount of details and foliage used.
In conclusion: This map just might look like it'd be rendered in CSGO, but it's all actually made in GMod. I hope that's not a bad thing!
I gotta try it out sometime.
Try the map with HDR and Cubemaps: mat_hdr_level 2; mat_specular 1;
