Except that you usually have the tower crane at the job site for unloading, so you don't need to bring your own crane. Just park the truck in a nearby street and the crane operator will pick what he needs at each stage.
About real life: in my experience (in North America) the builder doesn't usually make delivery trips to a merchant for materials. Suppliers will deliver according to a pre-agreed schedule.
I have tried to load all the stuff at once but it's not available, or I did something wrong, because when the next stage comes along it still wants me to go get it. ?! Maybe I just ignore what it wants and continue??
At the walls factory you can't buy in advance.
The message to go get it depends on how the author has designed the particular mission.
Usually the goal is just to drop the correct item in the delivery area at the correct time. The game doesn't care where it comes from. But the message is automated, it still says "Get (item) from the materials dealer and deliver it to the delivery area". You can ignore it and just set the needed items in place. This will trigger the condition.
Some missions have an annoying extra condition "Drive to the materials dealer". I wish mission designers never did that. In this case the condition is achieved by any vehicle entering the dealer's premises. I just hop in the escort vehicle and teleport to the dealer and back.
