The II-49 is a Soviet-era nine-story panel building series, developed by Moscow Scientific-Research and Design Institute of Typology and Experimental Design (MNIITEP) to replace the aging five-story K-7 series. These buildings were widely used in Central Russia and featured larger apartments and more advanced structural elements. The ground floor was often reserved for non-residential use. Some variations, such as II-49d, included phenol-containing materials and are now subject to renovation.

All sections were built with prefabricated concrete panels, using a three-layer keramsite concrete exterior with improved thermal insulation. Most apartments had non-adjacent rooms and loggias, except for one-room units. Remodeling is severely limited due to the load-bearing nature of most walls.
