Frame drops are definantly a problem when it comes to going near the heavily detailed locations such as the waterfalls, admittingly a lot of objects surround the waterfalls themselves making it to where whenever they are loaded in they cause a frame drop.
Is it my fault that they make it lower fps or can you do anything about it or is just... Unturned science
It's mainly caused by the fact that Unturned is poorly optimised and cant handle the amount of detail that was put into Ironcreek.
This is intentional, if there is a room with a door blocking it off then that means that there is an alternative way to get in. Be it breaking your way in or finding another doorway inside.
What error does it give you whenever you crash? is it bad_module_info?
This is an error that I've ran into plenty of times while making Ironcreek, all I've been able to tell from it is that it only happens when Unturned gets overloaded with loading things in.
Lowering my render distance and settings usually helps, but some days it just doesent help whatsoever and some days its the perfect fix. It's definantly something that needs to be fixed.

ugh unturned needs to be optimized...
I've had the problem appear numerous times for me on Russia, Germany and Greece.
Then I guess your PC isn't that great? This is my first time ever running into the issue x'D
