I can confirm this. My scedules been a bit cluttered but I have made time for it. Hopefully I can get it out soon.
Sorry if this seems like a long list of stuff that I have pointed out,
but I'm just here to help
I was looking around the map and I know, it really big but you should look into making more "func_detail". If a room makes alot of "vis leafs" try and make some of the walls "func_detail".
I will post some screenshots for reference.
Also make the areas you can't get to more nodraw, I did spot a few areas but otherwise good job on that part.
Due to lack of optimizing the console is spamming about the use of decals, try to use less or
close more areas off so you don't render 1/3 of the map at once.
(R_DrawDecalsAll: overflowing m_aBatches. Reduce 1048576 decals in the scene.)
I did spot a few props with broken lighting or shadows (happens alot to doors)
and others to dark or bright. You can use a different entity as the light origin or
use "info_lighting" to fix it.
There are only a few areas with missing textures that I had, Not sure if they are custom or
not, but I will just try and see if I don't have everything installed (every hl2 game+cs:s)

That is REALLY bad.
We can't do too much since it's on the 1 grid but we can do some stuff.
Like LuCK_Str1kez said, you need to make more things func_detail. If it doesn't block your view, it should be func_detail (View doesn't mean what you see on the screen, it means where you can go to / what the game sees. If you have a wall made out of four brushes and have a prop behind it, the game can see that prop, even though your view cannot). There are alot of areas like roofs and stuff that could be changed to nodraw. Also, you should add some area portals around the map. They will really help. You can google / search on youtube for these to get more help, or add me on steam.
