VMF is available for edits!
It's included in the addon. Here's how to get it:

  • Subscribe and download the addon.
  • Find gmad.exe in the bin folder (GarrysMod/bin, not GarrysMod/garrysmod/bin)
  • In another window, go to the addons folder (GarrysMod/garrysmod/addons)
  • Locate mentti_projekti_1836317265.gma
  • Using your mouse, drag the GMA file unto gmad.exe in the bin folder to decompress the addon
  • A new folder called mentti_projekti_1836317265 will appear in the addons folder. Go there.
  • Go to materials/vmf and locate gm_menttiprojekti.vmf.vmt
  • Change the file name to remove ".vmt" to make the extension vmf (thus turning the file into gm_menttiprojekti.vmf)
  • Open with Hammer.

    Remember that you need the map's assets! Either get them by decompiling the BSP in addons/mentti_projekti_1836317265/maps using BSPSource or by getting them directly from the game INFRA. Its developers allow fair use of their assets, with this map or any other project.

Bspsource only extacts a vmf file and gfcscape lists only a folder called "lumps" containing .lmp files. No textures or models anywhere.

If there are assets packed in there they're hidden very well

They aren't hidden. You need to toggle the option in BSPSource that lets you extract embedded content.
