Here are the steps I have solved so far. I got to what appears to be the boss fight arena. I killed an endless hoard for about ten minutes. Not sure how to progress from here. Almost all steps require that you interact with the teddy so I won't repeat that below. I would highly recommend running this with a 2nd player to hold the zombie.

1.Build the teleporter to teleport to the basement to open the whole map.
a) On the floor in spawn across from the M1A1
b) On the pillar to the left of the grease gun in the parlor
c) to the left of the mystery box upstairs
2. Change the round
3. Interact with the teddy bear in the chair to the left of the fire place in spawn. The word "FIND" will appear on the wall behind.
4. Find the radios 1-4 radios with random spawns. When you find the one you need you will be able to pick it up. Place the radio in the fire place in spawn and progress to the next round.
5. At the beginning of the next round a bear will spawn next to the chalkboard in spawn. Interact with the bear 6 times.
6. Bears will quickly fly through the spawn area. Shoot them all to progress.
7. Retrieve 2-4 books from the parlor and 2nd floor (this number seems to change)
8. Grab the bucket from the shelf in the stairwell to the basement.
9. Clean all the bloody hand prints off the wall on the 2nd floor. There will be a sound indicator when you are done.
10. The Teddy will tell you to place the bucket in the pile of junk in the basement. Do that.
11. Survive one full round in the basement. This step is hard I would recommend having a PaP'd weapon for this step.
12. Interact with Teddy. Grab the teleporter part from the self in the basement. Repair the teleporter with this part.
13. Teleport to the "Distant memorey". Find the key in the last room in the hall. Unlock the book and teleport back.
14. There will be 4 teddys (one on each perk machine) that you will need to guide to each teleporter. You will need to knife them until they get into position.
15. Melee the chalkboard and cycle the round. You can now teleport outside.
