I have a few ideas. First is that there is no build zones around Buak, mostly around towns, mine entrances, and most other points of interest (POIs). You may have to wonder out into the woods a ways before you find an area you can build in. You might also be in an oval shaped no build area between two different POIs and need to wander farther away from both.
Elever also has a no build zone over the entire center town, you have to go out into the woods outside town to build.

Second, you may be subscribed to other mods that are not compatible with Buak and some conflict is breaking stuff.

Third you might have unsubscribed from mods but they did not get uninstalled or 'cleaned up' correctly and the left behind data is being loaded and causing conflicts. This is much trickier to fix though, as you have to find your Steam workshop content folder and find and delete left behind data manually. This is made more difficult by Steam naming workshop folders by their serial ID which is just a bunch of numbers that make sense to computers but will look random numbers to humans. If you want I can dig for the Unturned workshop ID # and give you the folder path.
