Start by the pink shutter in the car garage area, walk past the ramp to the left enter the door with a green check mark.
Head up one flight of stairs then take the door with a window next to the next flight of stairs.
continue in a straight line through the opposite door, and follow the railings around to the other end of the room and open the windowed door into an orange corridor.
Head through the opposite door into the room with the models of Gmod buildings and say hi to Phillip Jeffrey’s next to the door while you pass.

Enter the door at the other end of the room, which should be hidden by the woodern screen.
Turn left and continue down the corridor along all the twists and turns until you get to the door at the end.
Continue to the small set of stairs across from you and take a left torwards the white complex sign with a long desk below it.
Then take another left passing the long desk and a smaller round desk to reach the far corner, to the left there should be a staircase which you should accend
You will find yourself in an orange room, walk forward and climb the stairs opposite to the door with the pink sun symbol
Ignore the first two doors you come to at the top of the stairs and continue into the rest of the rooms. Take the door next to the James mural.
Head left torwards the glass handrail and follow the path down a L shape and through the furthest along door at the end.
Follow the corridor until you get to the area with a single plant opposite some stairs.
Walk over to the small enclosed area with the plant where there should be a staircase next to the two doors, take it up and enter the room at the top.
This is the room where you will have the James encounter.
To activate it walk to the opposite end of the room and stop near the window. You should see James watching you from a window across the liminal gallery courtyard area.
If you walk back to the door or open the door to the right then he will disappear.

Although there is a different Mimic encounter in white complex, although I have no idea how you get it.
I’ll make a similar thread In the Pink Place discussions when I can get around to it and I’ll explain the Mimic/Terrance sequence. (Since not sure if should put it here due to it being on another map)

First one is to get James(?) to appear in the smaller courtyard. In the middle of the smaller courtyard, head for the bushes and turn left, Don't go through any doors and turn right when you can. Head into the corner where you'll find 2 white doors. After a moment, the speakers should start playing.
Head back to the middle of the courtyard and face the wall opposite of the bushes. On the wall, there's windows and 2 doors all facing the bushes. Enter the door on the left and turn right. James should appear through the windows on your right. Keep heading straight past the small pillar and James will start freaking out and will shake your screen.
The next one is to get the mimic/statue to appear. Unfortunately, unless there's another trigger to get the mimic to appear, I don't think this one's actually intended to be "seen" unless you're noclipping for reasons I'll get to in a second.
Back to the smaller courtyard. Stand in the middle of the courtyard and face the bushes. Turn left and you should see a wall with windows and 2 doors. Approach the door on the right; you don't have to go inside it, just stand in front of it.
Now go to the larger courtyard. Luckily the easiest way is through the door you're standing in front of. In the courtyard, you should see the cardboard cuttout of a person standing in a window that you probably just passed under. Find the stairs and go visit it. Stand right next to it and don't move away from it.
Congratulations! The mimic is now standing in the open area with the sun, right above the "Everyone is Gone" graffiti. Walking away from the cardboard cutout will cause it to disappear. Oh yeah, there's also no way to actually see the mimic from where you're standing.
It was a miracle that ThunderGhost got the mimic to appear given this very specific condition on top of the mimic easily just disappearing from where you trigger it. It makes me wonder if there's similar secrets that you can't actually see without noclipping.
It’s interesting that it seems to be a noclip only secret. Part of me wants that to be lore relevant even tho idk how that would even work XD.
Note about the James event (btw you did get his name right) you need to trigger the James in pool event first before this one will appear. At least I think you do, thunderghost seemed to think so and I haven’t personally tested it.
Also fun fact: the second James form can actually damage you and the trigger calls it purification.
