How about some common US stores like Plaid Pantry or 7-Eleven

Dairy Queen.

Or a full service full size truck stop... 8x12 to 8x16 for parking and service. Flying J is an example.

Other gas stations to emulate, Citgo. Arco. Texaco. Mobil. Exxon. Sunoco. Amoco. Sinclair. Hess.

Nothing says growing city like a variety of commercial interest.
