The reason why windows have the missing textures is because there's no cubemaps that were built in the map, if they aren't built, then you get missing textures on metallic / shiny textures.

disable specular (mat_specular 0), it happens sometimes idk why

there's de_aztec soundscapes with rain, I think you should check these
