This mod adds the "Metropolitan Management Mainframe" (or M3 for short) as an option in your collection of Advisor voices. The idea behind this advisor was what would happen if you take an AI that used to be in charge of overseeing the infrastructure of a single city, and put it in charge of assisting you with expanding across the galaxy.

I have the following error when analyzed in Irony mod manager

Notice: This mod works perfectly fine in 3.10, however you should update the .mod and descriptor's supported version to "3.*.*" to avoid outdated mod warnings. Just a recommendation though, love the mod, wish you a good day.

I would think gentrification would be a negative modifier. Decreasing stability, increasing crime and decreasing productivity.
