Students can live in normal buildings too. Student housing is only needed if you want to relocate people SPECIFICALLY for improving their education. People living in student housing will prioritize going to universities, but they are not the only ones who can go to college.

The point of it is to be tiny and hence maintain the education levels, not increase them. If your city requires 50 places for students then just build a normal uni

так что никаких исследований, в игре три типа университетов - технический, медицинский и советский. это здание должно быть советским, я не выбирал медицинское, потому что боюсь, что скоро будут добавлены исследования (via Google translate)
