Found a solution to the board problem.

Unfortunately, there is only one way of removing only the two boards in the upstairs bedroom (I can't remove the picture downstairs with this method for some reason) This is looking at the very middle of the board, going into the console, and typing "ent_remove" without quotations.

This command wants you to very specifically be looking at the middle of the board. or else it will remove another entity in the map or even your weapon or your physgun beam. I recommend getting the boards from the spawn menu and using the circle in the middle as an indicator for where you want to be pointing when using the command as shown here.

It's not the prettiest way to fix it but it's quick and simple.

the painting on the wall by the tv cannot be removed, nor can the boards in the room with the computer on the second floor
also, i feel making the short windows at least tall enough to jump through would help
