Report a translation problem
The grid lines are essentially UI which should be unaffected by any maps, so the issue has to be in a conflicting or outdated mod. Did you try starting a new game on other maps? On previous saved games the mod configurations might be locked to a previous version, which could explain why you're not experiencing the same issue in saved games. Disabling the grid lines for zoning could also be a setting within a mod which has for some reason been turned on by default.
Anyhow, first I'd try to see if the issue persists on other maps in a new game. Secondly, it's always a good idea to try running a map with just the required mods (in this case no mods at all) to rule out the possibility of the map being the culprit -> if you can rule out the map, then you can narrow down the hunt for the mod that is causing the issue by toggling a few mods at a time and starting the map to see which mod ends up causing the issue. I hope this helps!
Honestly not sure and can't remember, could've been due to some technical issue. Agreed, the base theme should be tropical, albeit I think it can be changed (with a mod) before loading the map if you want to change it.

It resets the lighting somehow.

To get the Seychelles theme to load into the map, make sure to select it in the "custom theme" option when selecting the map in the "new game" menu. If you're using Theme Mixer 2 then you can switch the themes in game at any time too via that mod's interface.

I think the issue of not seeing resources is caused by a 3rd party mod, I cannot remember which one though. I've had it in the past and disabled the mod a long time ago as it served no real use for me. Check all your mods that have anything to do with terrain or the overlay views (for example surface painter or some advanced UI mods).

See above for the resource issue. If you're not seeing outside trains or ferries, make sure to
1) give the game a long enough (sometimes a REALLY long) time to start spawning the trains & ferries
2) try to increase the public transport budgets and see if increasing your population and industry demands helps
3) check any mods that modify the game's AI

If you're not yet using an anarchy mod, I highly recommend using it. One of the absolutely necessary mods for the game to get a better, more polished experience!
a) a bad install for some reason -> try resubscribing to the map
or more likely b) some mods that you're using are causing an issue.
If you're running the map on a purely vanilla game, then resubscribing should fix the issue. I'd suspect the has to do with some mod that alters the trees in some way, it could be for example that you have two different mods that allow for unlimited trees, which are colliding with each other. I hope this helps in troubleshooting the issue.
