ClipoDEL - Finally got it working, I extracted the file and copied the materials folder in the Japanese bus stop ad mod of mine and copied the props lighting folder and put that inside the materials folder of the same mod, Recompiled it and placed it in the addons folder, Works a charm now, It's one way of solving the issue, You can remain subbed but untick it in the steam mods list in game, It's a strange fix but worked for me.

If you do plan on replacing all the props in this game with High poly 4k versions. You should probably consider making them 2k and lowering the poly count a tad. L4d2 is short on memory so having all these props at 4k at there "im assuming" ultra high poly counts will probably make the game crash big time mixed with other mods. 2k textures are also just better for file space reasons and don't make that much of a difference in gameplay.
