What bug?
Currently, I always have JRN's Unique Improvement: Castrum (Rome) turned on in my mods. It adds a model for the Roman Fort, that also improves it, by giving it a base +1 Housing & +1 Production, in addition, it gets +1 Culture per Level of Walls the city has.
I guess I would say the main issue with yours is actually the adjacency to so many districts factor. It's similar to Nubia's Pyramids. If you have to utilize adjacency from districts to a unique improvement, you give up the minor adjacency to within having districts clumped. Which has cards to double those yields in all cased, where as with the improvements less so. Same could be said with farm triangles.
I think you have a similar theme as the the Khmer's ability with farms near Aqueducts and Holy Sites. Except you focus on adj with 3 different Districts, at least 3 different improvements, Luxuries, AND Woods. I would narrow it down.

It's almost perfect. I would only change villa's icon to better match other ingame icons, but in general it doesn't break good experience with the feature.
@cozmicclockwork It wasnt civ 5 skin problem, i set the assets to not get clipped at all, its fixed now. Thank you
