Report a translation problem
Cubemaps for some reason does not appear for me, I checked everything but they just appear black in every map, I tried removing the cubemap textures in VIDE, then doing it, but still no cubemaps, all black, not even the default one, its definitely a problem on my side, or computer.
I will try to fix it in the future maybe but right now im kinda pissed off to source for this problem
About optimization... its kinda fucked, because most stuff was made when I didnt really know much about it, so its very messed up. And trust me it would be very hard redo it all, and very time consuming. I really want to focus on other stuff right now.
Doors though I'll fix them those are easy (skill issue on my side

Concerning the cubemaps — you should build cubemaps according to Valve Developer Community (people already shared the link), but there are some important things to consider:
A) You shouldn't change the file name of the map after building cubemaps. Cubemaps "are confused" when the map they were built for suddenly has a name change
B) You should build cubemaps AFTER making all the necessary changes in Hammer. If you build cubemaps and THEN proceed to edit the map (even the slightest changes count) in Hammer the cubemaps won't work properly

You know what the best part is? the dev doesnt need to do what you instructed.
What do you need mat_specular 1 for anyway?
