then we can pick Crasters keep as startingpoint with our custom Rulers and rebuild the far north without starting a War against the North and if we start anywhere else the place would just go to a randomized wildling right after because of how CK3 succession works.

Legacy of valyria does the same thing with a tiny province north of valyria to allow for a starting position :)
You can do that. The ruins are base AGOT ruins and can be colonised by any bordering ruler with the gold.

It's the base AGOT colonisation mehanics, I didn't change them at all.
Removing elective succession is the same as the base game. Go to the title screen and press the remove special laws button, it costs a decent amount of prestige.
Colonization mechanics are identical to base AGOT.
Still need to sort out the wall, I don't think there are any base AGOT mechanics to destroy it.
BTW I still get events from people fleeing The Wall when the Wall was already destroyed in 304 AC.

It's your lucky day! I've been working on compatibility for a couple of days, I think things should be much better now.
Sorry, I don't really know how to edit AI behaviour in detail. However, Bran and Sansa should have near maximum opinion of each other and personally I've never seen them go to war in test games.
