I never really used asset mods before. Do I need RICO to use those, or are they mixed in with the rest of the vanilla zoned buildings, or do I need to paint a district to use them?

I noticed just one minor "issue": the wide corner module requires the Plazas and Promenades DLC to be activated in the Content Manager (maybe because of a prop used?). I would be very grateful if you could remove that dependency, as I don't own that DLC.
