This is really well modeled and great but it is not balanced well. It gives lots of leisure for its plot size and cost.

I used this thing because I wanted a 2x1 pool, but after actually looking at it... It's kind of ugly lol. You should consider removing the fences, imo.

Asset Stats (for those who care):
Cost: 1,000
Maint Cost: 10
Electricity consumption: 0
Water consumption/waste: 0
Tourists: 30 (each type)
Entertainment Value (what I know you all are reading this to see): 100 (same as most parks)
Entertainment Radius: 400 (same as most parks)

Nutshell: While it looks like it's borderline cheating, a pool is an amazing asset to a community, and the values given are fair. (I would've had it use water and electricity, though.) This asset adds much desired leisure diversity.
