Works perfectly although I used the hex values between size and ZSystem: B4EEC73FAB98FB3FCD85FF4000
I use HxD quite a bit as it is for assets, but the dev's are working on exposing options etc so hopefully won't have to for much longer.

Basically use a HEX editor and search for and replace the gibberish code between "size" and "ZSystem". I got one that looked like "Œö.@bbä@ãÔî@." without quotation marks.
I hope that helps and that Colossal fixes all of these asset editor bugs, it's getting really frustrating.
I have quick question if you don't mind... did you make this in 1.07c (current build) of the game?
If so how did you get it to work?
I am unable to import props atm, I just get a zero file size warning, although everything works when importing to other building templates.
