I see you have the mirror...I'm guessing to open the RaceMenu! Good job! One of my all-time favourite features. I remember searching and searching how to do that...took a dog's age... makes such a difference tough. The storage look immense! Really great vampire home without the disgusting mangled corpses.
There are no required mods to use Spiderwick. There are mods that go very well with it, and they are just "suggested" mods. Hope that helps.

As for clothes disappearing off of the mannequins, that is something that has plagued many home builders for it happens all the time. I tried placing a "no reset" on the house, and it turned out that one could not even load their game so I had to take it off. Sometimes the items stay on the mannequins and show, and sometimes even though they are on the mannequins they do not show.
I have done what I can with the place, but for some reason it is haunted and fickle. No kidding.
I have always had problems with Sithis. Mainly the go home part. If you click on him, he will follow with no problems. If you decide to get rid of him, just go back inside Spiderwick and tell him to wait and that is where he will be. If you tell him to go home, he will, but you will never be able to get him back again. I have tried numerous times to fix it and it is still like it is.
I have never heard of peoples items being all over the place unless you are placing thing on tables and when you come back in they are on the floor. That is something that happens with the game itself and happens to every one.
This is probably my favorite next to moon manor but are things not activating a glitch or just how you made it?
Like the area to put dragon priest masks? Won't activate for me.
Dragon scrolls? Nope.
There's a lot of those in the house for me. Makes parts that I was looking forward to very unpleasing aesthetically as they're just empty.
It is very large. I like large places for my characters to run in.
Because I wanted it for my vampire character. One does not have to be a vampire to use it.

I am not sure for I have never encounted that problem. It might be another mod causing it. Try un-subscribing / un-installing a mod, one at a time to see if you can pick up which one is causing it. There is no grass outside of Spiderwick, so to speak.
Helix should only return home if you choose to ride another horse. I use Convient Horses and always set the horse to follow so I have not had that problem. I will check the scripting and see if it is something there. In the meantime here is the link for convient horses if you want to try it.

there are links to the mods needed listed above. For children, one has to cast the spell included in that mod. I believe it is called Bless Home. There are other mods for a spouse and another for followers. I would use the nexus mods as some of the steam mods are outdated.
