Edit: The GUI windows remembering its last position so it would open it the same position as before... maybe?
I could make belt items that give you buffs like "shek heart" with more regen, "hive lung" increasing speed maybe, but I'm not sure how I would make it so you can take the organs, maybe a organ/limb blackmarket where you can sell and buy organs/limbs? I'm not sure if thats even possible, i'm a rookie :(

In Kenshi only the ownership of the entire town can be changed. Technically it would be possible to make each house in a town a separate deed, that would then trigger a premade town replacement with that house 'sold' to that faction. But the modder would have to make as many town replacements there is houses times as many factions the houses can be sold to. That is a horrible amount of leveldata for the game to process. Not to mention work for the modder.
And the deed cannot be spawned upon buying a house, it would have to be given by a NPC
In Kenshi we can only have deathitems, items in inventory that would kill the character if removed. Unfortunately we cannot add organtransplant feature to the game.
Same with the GUI memory, we have no access to the code.
Yes, the player can replicate it as they wish. But player squad cannot have attached interiors. Only NPC squads can. And thus a player cannot have ready-made interior set ups. The player must place interior items themself, piece by piece.
We cannot make a mod that would spawn pre-made interiors for player. We could FAKE it by gluing interior pieces to the building itself, but that renders all those pieces nonfunctional. But I guess we could set some rugs and paintings and other decorative items tho.
To clarify: Houses do not spawn interiors, the residents do. And player characters cannot be set to spawn to a house. No residents, no interiors.
Houses spawn residents, residents spawn interiors. To have a prefab interior, the house would need to spawn a NPC resident, which then would be the owner of the house, not the player.

Beak Things Apocalypse (Like the zombie apocalypse mod only Beak Things)
Beak Things (Gutters) basically spawn everywhere in huge packs and kill everyone. Insane hard difficulty.
As a follow up mod (or could be the same mod), there's a 24hr sleeping cycle, so any character stationed at an outpost where they have a bed assigned to them, will go to sleep at that bed between let's say, 10pm and 6am (maybe you could customize that per character, but the 10-6 would be the default.).
