I'm quite new to navmesh editing, so i started off with it autogenerated, which went horribly wrong as you can see, something must've gone wrong.
I went in to edit it manually by basically deleting every face that i didn't want the bots to move about in. But i still can't comprehend how you got it down to 3 MB.
I mean, its normal for the navmesh to take up about 90 MB as of what ive seen on other maps.
and 109 seemt ok considering the map was absolutely huge.

EDIT:
Heres the updated nav file (for default map) I am adding some vehicles and other small things to the map that may change latest nav mesh file. This is good for default map though.
removed, i added it in my release.
