I'm going to cut the rest of the map, limiting it only to two houses and playground. It will be separate map, not update of existing one.

However, the performance is still very poor across the map - constant FPS drops and stuttering due to lack of occlusion in outdoor area.
After looking around with "mat_wireframe 1" I can safely say that you need to add func_occluders to your map, to prevent the prop_static models you don't see from being rendered when it's not necessary; also set the fade distance to some props (especially on the small/tiny props).
You can subscribe to your own creation and then check
C:\Program Files (x86)\Steam\steamapps\workshop\content\17500
to see what you actually uploaded.
