What defines a building as "ruined"
I thought the ruined buildings were random at start, but it seems the same buildings get turned to bits regardless which map tile I select, so what exactly defines them?
I checked the map editor and they do have some sort of scaffolding around them, but I didn't find a way to turn it off.

Not sure I get you exactly.
I meant all the various piles of "rubble" instead of buildings that exist in real life

the "rubble" were also real life existings buildings before the apocypse.
they were "rubble" as the game has decided it.
you can use it for workers to get stones.

so at these "rubbles" is the note "ruined"? may be, I have seen it too at destroyed buildings, by attackers ... walls, towers, factory ... there is used the word "ruined"

Oh, really? Didn't know zeds can actually destroy buildings, thought they just destroyed the interiors inside.

Also yeah, guess there's an algorythm in game that decides which buildings to "kill" before the game starts.

Zeds, the enemies, humans, yes? yes, they attack buildings... I have some out if my walls, as the infected do not attack them, when there us a tower or HQ nearby. they set it primary.
but the human enemies attack all
