Walkthrough
Please use it only if you are absolutely clueless:


There are minimum two players (or teams). The guy(s) in Red room is A player. The guy in white room is B player.


A tell B the letters from the paintings in the red room.
B use these letters on the toy boxes with letters to open a clock from the desk and a monitor. Tell both clue to A (the time in the clock and the four picture from monitor)
A use the four picture to unlock the suitcase and took a hint (photo) from it to tell B the final lock order.
A use the time on the lock under the painting with words. If the time is set correctly, the painting is shift and reveal the starnge symbols (it's a half clue) and describe it to B.
B check the fridge door and tell the colors from the sticky notes to A.
A use the colors on the colored buttons and open a drawer and turn on a monitor. From the drawer take the boardgame hint and tell to B. From the monitor A see the template of a 5x4 grid and tell it to B.
B use the boardgame hint from A and solve the boardgame puzzle and reveal the monitor to get the other half of the strange symbols. B combine/merge the two half strange symbol and get a 4 digit number. B use this number on the lock marked by digit numbers. Take the hint/photo about book-order and tell to A. Take one of the key to final lock.
B use the 5x4 grid template (got from A) to figured out the numbers from the white board. The Xs in the template are the correct number. The order is from up to down and from left to right. B use this number on the lock marked by a grid. Take one of the key to final lock.
A use the book-order hint from B (the digit numbers drawer) and use it on the book-shelf: pull the book marked with magenta dot and leave books what are unmarked. The shelf will open: A player is ready.
B took the third key of final lock from the fridge.
B use the three key on his shelf (put them to the poker token chips on the shelf) in the order what A told, who took it from the suitcase earlyer. The shelf will open: B player is ready.

I'mma be honest with this info i still can't help my friend out with the whiteboard. She still needs one code to open something and we can't figure out how.

This info isn't even helping probably cause the english isn't great either, very sad
