You can subscribe to both assets at the same time, they are different buildings as far as the game is concerned.
@Detail I don't play with RICO regularly anymore so I can't say for sure, sorry. When I tested these with RICO enabled there seemed to be trucks visiting, workers increasing, and the needs bubbles for raw resources were disappearing.
I would assume that they just need to be closer to a road or the road needs to be on a different side of the building? This is the first time I've made a functional building that's also freely-placeable, maybe there are some problems to this approach I am unaware of.
I would consider making a separate set for functional play that has road snapping rules like @IkeFanboy64 requested. But importing models and doing everything in the asset editor is my least favorite part of the asset creation process >_<
