This is what I'm getting in my asset manager, its just annoying when you have several custom assets and try to distinguish between them. As you can see there was a exception thrown when I've tried to un-subscribe but no luck.
Them subscribe to your mod, in game it will appear both as assets, go for the update button, now copy the asset file from your backup to the workshop staging area. remove the title and description, or else it will completely wipe the cusotm description you've made here. You don't need to change the picture too.
Them if all is well progress with the update and everything should be fine.
Oh and please change the title from "test".
Consider, for a moment, that speculartiy textures are 0-100, with 100 being pure white and 0 being pure black. In the specularity map, anything from 0-96 will not absorb the ambient cube map (reflections). In your building example, it looks like the whole building is at about a 97 with no variations in the specularity map.
